Why Polk County Homes Get Dirty Differently
Hard water out of a limestone aquifer. Air that sits above the EPA humidity threshold for a third of the year. A pollen season most people blame on the wrong tree. If cleaning here feels like more work than it did wherever you moved from, you are not imagining it.
Reason one
Your water comes out of dissolved limestone
Every public water system in Polk County draws from the Floridan aquifer. The USGS explains the chemistry plainly: rain absorbs carbon dioxide and forms a weak carbonic acid, and that acidic water dissolves the limestone and dolomite the aquifer is made of. What comes back up the well is water carrying calcium and magnesium.
That is what leaves the white film on your shower glass, the crust on the faucet aerator, and the spots on glasses out of the dishwasher. USGS puts it simply: in hard water, soap reacts with the calcium to form soap scum, so you use more soap and see more residue.
The actual numbers, from the utilities themselves
Polk County Utilities publishes hardness in plain language in every regional water quality report. The City of Lakeland publishes it on its water quality page. Here is what they say:
Lakeland — Combee plant
108 mg/L
Moderately hard on the USGS scale. Both Lakeland plants use lime softening, drawing from nineteen wells about 750 feet into the Floridan aquifer.
Lakeland — Williams plant
126 mg/L
Crosses into the hard band. Which plant serves you depends on your address.
Polk County — Southwest
132 ppm · 7.7 gpg
The hardest of the county systems that publish a figure.
Polk County — Northeast
124 ppm · 7.2 gpg
The county report notes this qualifies as hard water, since anything over 120 ppm is considered hard.
Polk County — Central
101 ppm · 5.9 gpg
Moderately hard.
Polk County — East
97 ppm · 6 gpg
The softest of the published county systems, and still moderately hard.
Winter Haven, Auburndale and Plant City do not publish a hardness number in their annual reports at all. Neither does Bartow — but the City of Bartow report states that its plant uses a lime softening process to remove excess hardness, which is a city acknowledging hard water on the record without printing a figure.
What actually works
Limescale, and the one warning that matters
Limescale is calcium carbonate, and calcium carbonate dissolves in weak acid. That is why white vinegar and citric acid work on shower glass and faucets when detergent does not.
It is also exactly why you have to be careful. USGS describes the same reaction destroying marble and limestone monuments: the calcite dissolves, leaving roughened surfaces and loss of detail. Your countertop is made of the same mineral.
Safe for acid
Glass shower doors, ceramic and porcelain tile, most stainless steel, plastic shower liners, and the inside of a kettle or coffee maker.
Never acid
The Natural Stone Institute is explicit: products containing lemon, vinegar or other acids may dull or etch calcareous stone. That means marble, travertine, limestone and onyx. Use a neutral cleaner, stone soap, or mild dish detergent and warm water instead.
Check first
Brushed nickel, oil-rubbed bronze, and other specialty fixture finishes vary by manufacturer. There is no general rule worth trusting here — the brand care sheet is the only real authority.
Two honest notes. First, the cheapest fix for shower glass is not a product at all — it is a squeegee used before the water dries, every time. Second, you will read that hard water permanently etches glass. We could not find a single authoritative source for that claim; it appears only on the sites of companies selling glass coatings. What is documented is mineral film and soap scum, and those come off.
Reason two
The air here sits above the mold threshold
The EPA says to keep indoor humidity below 60 percent, ideally between 30 and 50. The CDC is stricter and says no higher than 50 percent, all day long.
Now look at what the outdoor air is doing. There is no NOAA humidity station in Polk County, so the honest figures are from Tampa, published by the Florida Climate Center at Florida State University: morning relative humidity averages 86 percent across the year and never drops below 82 percent in any month. Afternoon humidity averages 58 percent, and from June through September it runs 60 to 64 percent — above the EPA ceiling. Orlando runs 88 percent mornings.
Your air conditioner pulls that down indoors, which is the real reason it matters that it runs almost continuously. NOAA normals for Tampa show 3,928 cooling degree days against 433 heating degree days — roughly nine times more cooling demand than heating. The blower moves air, and the dust in that air, through your house nearly every day of the year.
The 24 to 48 hour rule
Both agencies agree on this one and it is the single most useful thing in this article. EPA: if wet or damp materials are dried within 24 to 48 hours after a leak or spill, in most cases mold will not grow. CDC says the same about drying out after a flood. A towel and a fan today beats a remediation quote next month.
When you can clean it yourself
EPA draws the line at about 10 square feet — roughly a three-foot by three-foot patch. Under that, in most cases you can handle it yourself. Larger than that warrants a professional.
On method, the two agencies genuinely disagree, and it is worth knowing. EPA says to scrub mold off hard surfaces with detergent and water and dry completely, and states that using a biocide such as chlorine bleach is not recommended as a routine practice during mold cleanup. CDC is more permissive and gives a dilution: no more than one cup of household laundry bleach in one gallon of water. We follow the EPA approach — detergent, scrub, dry — because on a routine cleaning visit there is no reason to put bleach into an occupied home.
Reason three
The yellow dust is not what is making you sneeze
Everyone in Central Florida knows the yellow film on the car, the lanai screen and the pool deck. UF/IFAS says it is mostly pine — and that pine pollen is low-allergenic.
The pollen that actually triggers symptoms comes largely from oak, which UF/IFAS calls one of the most allergenic trees in Florida, with a peak from February to May. Trees account for roughly 80 percent of airborne pollen in the state. UF/IFAS reports the Florida season running January through June, with March and April the height, moving from north Florida southward — laurel oaks producing by mid-March, live oaks and cedars roughly a month later.
After the trees come the grasses. AdventHealth, which runs hospitals across Central Florida, puts grass pollen at June through August and ragweed at September through November. UF/IFAS notes bahiagrass is the most abundant grass in Florida and high on the allergenic list, and that bermudagrass pollinates year round in subtropical areas.
Reason four
Lovebugs, twice a year, and a 24-hour clock
UF/IFAS documents two flight seasons: April and May, and August and September, each lasting roughly four weeks.
The part almost every article gets wrong is the chemistry. Macerated lovebugs start out close to neutral at about pH 6.5. They only become acidic, around pH 4.25, within 24 hours as bacteria break them down. UF/IFAS states that no permanent damage is caused if the surface is cleaned before the coating is baked by the sun for a day or two.
So the advice is not to panic, it is to be prompt. UF/IFAS suggests soaking with water for about five minutes and then scrubbing within 15 to 20 minutes. For the house rather than the car, the same publication recommends creating positive pressure with the air conditioning fan to keep them out, vacuuming any that get in, and adding screens on the prevailing windward side.
And since it comes up every single season: UF/IFAS says lovebugs were not released from a university laboratory. They migrated naturally along the Gulf of Mexico. They are harmless to people and pets, and adults live only a few days.
Reason five
Eighty storm days a year
The Florida Climate Center reports that in a typical year the western half of the peninsula has more than 80 days with thunder and lightning, and that no other part of the nation has more thunderstorm activity than Florida.
The National Weather Service Tampa Bay office, which covers Polk County, defines the rainy season for west central Florida as May 25 to October 10. Late May and June bring the most severe storms; July into early September is the peak.
For a house, that means five months of tracked-in water and sand, screens and windows getting rinsed and re-dusted, lanai furniture that never fully dries, and door mats that stay damp. It is also why the 24 to 48 hour drying rule above is not theoretical here.

A Polk County cleaning calendar
Every visit, year round
Shower glass and fixtures, because the minerals never stop. Bathroom exhaust fans. A/C return vent covers. Ceiling fan blades. Window tracks and door thresholds.
February to May
Oak pollen peak. Filters, tracks, entry mats, screens and hard floors more often. Wipe the lanai when you can see it, not on a schedule.
April to May and August to September
Lovebug flights. Exterior doors, screens and light fixtures within a day, not a week.
May 25 to October 10
Rainy season. Entry points, mats, baseboards near doors. Watch for anything staying damp longer than two days.
June to September
Afternoon humidity above the EPA ceiling. Bathrooms, grout, closets on exterior walls, under sinks. Run the exhaust fan longer than feels necessary.
Any time you find water
Twenty-four to forty-eight hours to dry it. That is the whole rule.

Common questions
Should I install a water softener?
That is a plumbing decision, not a cleaning one, and the City of Lakeland is notably cautious about it. Its water quality page warns that softeners can sometimes cause more concerns than they cure, that they add sodium and can increase corrosion in plumbing, and that if you install one you should test the water before and after the unit and service it regularly. Talk to a licensed plumber, not to a cleaning company.
Will bleach fix mildew in my shower grout?
It will lighten the color. EPA specifically does not recommend biocides as a routine practice for mold cleanup and says to scrub with detergent and water and dry completely. Discolored grout that keeps coming back is usually a ventilation problem, not a cleaning problem — the fan is undersized, not vented outside, or not run long enough.
Why does my shower glass cloud again a week later?
Because the water has not changed. Between 97 and 132 ppm of dissolved mineral goes onto that glass every time someone showers. A squeegee after each use is the only thing that actually breaks the cycle. Everything else is removal after the fact.
Do you use anything different because of the humidity here?
We dry surfaces rather than leaving them to air dry, we run exhaust fans while we work, and we flag standing moisture we find under sinks and behind toilets instead of cleaning around it. None of that is exotic. It just matters more in a place where the air is at 86 percent every morning.
