Which is why a cleaning company is only genuinely useful to you if it hands you documentation, not just a clean office.
The OSHA Bloodborne Pathogens standard, 29 CFR 1910.1030, requires the practice to determine and implement a written schedule for cleaning and method of decontamination based on the location within the facility, the type of surface, the type of soil present and the procedures performed in each area. It does not say “clean well.” It says written schedule.
We draft that document against your actual rooms and your actual surfaces, and we leave it in your hands. If an inspection turns up tomorrow, the paper is yours and it was written about what is really in your practice.
An honest note. Cesana opened in July 2026 and we do not have published reviews yet. We are also not compliance consultants: we give you the cleaning schedule and the chemical documentation, but your practice’s exposure control plan remains your responsibility.
What you get in writing
Four documents, not four promises
1. Cleaning and decontamination schedule
Room by room and surface by surface, as 1910.1030(d)(4)(i) requires. It covers what gets decontaminated after each procedure, what happens immediately after a spill, and what happens at the end of the shift, which is exactly how the standard is written.
2. Safety data sheet binder
The Hazard Communication standard, 1910.1200(g)(8), requires copies of the SDS for every hazardous chemical to be kept in the workplace and readily accessible during every shift.
And here is the part almost nobody applies: 1910.1200(e)(2) requires the written program to describe how on-site access to those sheets is given to the employees of other employers working there. We are that other employer. We leave you the binder.
3. Proof of annual training
The standard requires bloodborne pathogens training at initial assignment and at least annually thereafter, at no cost to the employee and during working hours. We hand you the record of ours.
4. Every container labeled
1910.1200(f)(6) requires every secondary container of hazardous chemicals to be labeled. Spray bottles filled from a concentrate fall under that rule, and ours are labeled. It is one of the first things an inspector looks at and one of the last things most crews check.
Disinfection
Contact time, which is where the effect gets lost
A surface sprayed and wiped immediately is clean. It is not disinfected. Those are different things, and in a clinic the difference matters.
The EPA states it directly: contact time is the time the product must remain on the surface to be effective, and “the surface should be visibly wet for the entire contact time.”
The EPA also warns that the same product is sold under different names and brands, and that the only way to accurately identify a product is by its EPA registration number. Using a product in a manner inconsistent with its labeling is a violation of federal law.
So we give you the EPA registration number of every disinfectant that comes into your practice, with its labeled dwell time. You can verify it yourself against the EPA’s List N, still being updated in 2026. It takes ninety seconds and it does not depend on trusting us.
Waste and sharps
Where our work ends and yours begins
Better to have this in writing before signing than to argue about it after an incident.
We do not handle regulated waste
The standard defines regulated waste as liquid or semi-liquid blood or other potentially infectious materials, contaminated items that would release those materials if compressed, contaminated sharps, and pathological and microbiological wastes.
That is handled by your clinical staff and your biomedical waste vendor. We do not empty sharps containers or red bags.
We do check and report
The standard requires sharps containers to be closable, puncture resistant, leakproof and labeled or color-coded, and regulated waste containers to be closed before removal.
If we see one open, overfilled or unlabeled, we tell you in writing the same day. We do not touch it. We report it.
Contaminated surfaces
If a surface has contacted blood or other potentially infectious material, decontamination is done by your staff following your plan. We clean afterward, not instead of.
Who comes in
In a medical office this weighs more than anywhere else
You have patient records, medication and equipment. You care who is walking around when the practice is closed.
We are three siblings and we do the work ourselves. No employees and no subcontractors. The same three people, every time, and you have met them since the day of the estimate. If one of us cannot make it, the other two go and we tell you beforehand.
We work outside office hours, after you close or before you open, and we work around whatever access and key procedures your building requires.
Questions
What practice administrators ask us
Have you cleaned medical offices before?
Cesana opened in July 2026 and we are building our client list. What we can show you before you sign is the cleaning schedule written for your practice, the EPA registration numbers of the products, and our training record. We would rather be judged on that than on a number of years we do not have.
Does this cover my practice’s OSHA requirement?
We give you the written cleaning and decontamination schedule and the chemical documentation. Your exposure control plan, the hepatitis B vaccine offer to your staff and your employees’ training remain your responsibility. Anyone who tells you they solve your entire compliance burden is selling you something.
What products do you use?
EPA-registered disinfectants. We give you the registration number of each one in writing so you can verify it yourself.
What if you find mold?
We tell you. But Florida licenses mold remediators and the legal threshold is more than ten square feet. We do not hold that license and we will not touch it: you will need a remediator licensed by the DBPR.
Do you work in Spanish?
Yes, and in English. Documents in whichever language you prefer, or both.
Do you charge sales tax?
Yes. Nonresidential cleaning is taxable in Florida: 6% state plus 1% Polk County surtax. It is itemized on the estimate.
Are you insured?
Yes. We send the certificate if your building or your carrier asks for it.
