The difference
One point of contact, and always the same hands
The problem with commercial cleaning is almost never the price. It is that a different set of people comes in every week, nobody knows who did what, and when you call to complain you get somebody who was not there.
At Cesana we are three siblings β Suseth, Jeniffer and Luis β and we do the work ourselves. No employees and no subcontractors. You meet us on the day of the estimate and we are the same people you will see every week.
That has a practical consequence in your favor: if something was done badly, you say it to the person who did it. No call center, no area supervisor, no “let me open a ticket.”
An honest note. It also has a limit, and we say it up front: there are three of us. If your operation needs large crews or several simultaneous shifts in different buildings, we will tell you at the estimate instead of accepting and letting you down.

Types of space
Offices
Recurring, after hours, with a task list by zone. Restrooms, break room, floors and interior glass.
Medical and dental practices
With the written cleaning and decontamination schedule OSHA requires of your practice, safety data sheets for every chemical, and verifiable EPA registration numbers.
Gyms
Constant-contact surfaces, locker rooms and showers. This is where Lakeland hard water shows on chrome and glass partitions, and where disinfectant dwell time matters more than anywhere else.
Event venues
Before and after the event. It is a short-window job: you go in when you can and you have to be out by a set time. There are three of us and we schedule ourselves, so the agreed window holds.
Post-construction
Fine cleaning of construction dust to hand over a finished space: grilles, frames, baseboards, glass, and the dust that keeps settling over the following days.
Retail and storefronts
Shops, service offices, professional practices. If you do not see your type of space here, ask us. What we do not do, we will tell you straight.

Contract, scope and payment
Scope in writing
Zone by zone and task by task, before we start. The “I thought that was included” conversation is avoided by putting it on paper.
Annual contract: the first deep clean is free
It is the honest way to start. We bring the space to its baseline without charging you for that first clean, and from there we maintain it. Starting by maintaining a space that carries old buildup gives a worse result and makes it look like our fault.
Net 15
Commercial clients are billed net 15. We accept cash, Zelle and Venmo.
Tax itemized
Nonresidential cleaning is taxable in Florida: 6% state plus 1% Polk County surtax, so 7%. You will see it separated on the estimate. We explain it in detail here →

What the Polk County climate does to a commercial space
Hard water
City of Lakeland water measures 108 mg/L total hardness at the Combee plant and 126 mg/L at Williams. On the USGS scale that is moderately hard and hard. It is not extreme water, whatever half of Florida advertises, but it does leave mineral film on chrome, mirrors and glass partitions, which means drying surfaces rather than letting them air off.
Humidity
The EPA guide for commercial buildings asks to keep relative humidity below 60%, dry any wet area within 48 hours, and keep HVAC drip pans clear. We do not operate your HVAC, but we tell you when we see a blocked pan.
Pollen
UF/IFAS puts heavy tree pollen season from February to May, worst in March and April. In a commercial space it shows on return air grilles and at the entrance. That is the season to raise frequency, not lower it.
The entrance decides
Central Florida’s fine sand travels in on shoes and scratches floor finish. Whether your floor lasts or needs refinishing every year comes down almost entirely to entry mats and how often they are really vacuumed.
Questions
What clients ask before signing
Do you need a state license to clean my building?
No. The state’s official portal indicates most services-to-buildings businesses do not require a state license to operate, and commercial cleaning is not on the DBPR list of licensed activities. If someone boasts about a “state cleaning license,” ask them which one. Cesana is insured and we send the certificate.
Do you charge sales tax on cleaning?
Yes, because Florida law taxes nonresidential cleaning. It is 6% state plus 1% Polk County. Note: in October 2025 Florida repealed the tax on commercial rent and many people read that as covering building services. It did not.
What if you find mold?
We tell you in writing. But Florida licenses mold remediators and the legal threshold is more than ten square feet. We do not hold that license and we will not touch it: you will need a remediator licensed by the DBPR. What we do is help control the conditions the EPA points to.
Can you come after hours?
Yes, after you close or before you open. There are three of us and we schedule ourselves, so the window we agree on holds.
Do you work in Spanish?
Yes, and in English. Contract, scope and invoices in whichever language you prefer.
How long until I get a price?
We come see the space in person, because you cannot measure a building over the phone. The estimate is free, comes in writing, and carries no obligation.
