Why it gets dirty again so fast
Hard water, and one myth we are going to retire
Here is a claim you will see on cleaning websites about unincorporated Florida communities: most homes out there are on private wells. We checked, and for Medulla it is not true.
Almost everyone here is on public water
The Florida Department of Health mapped Polk County parcel by parcel and finished in 2023. Across the whole county, private wells account for about 8.4% of parcels while public water covers roughly 77%. Medulla is a community of deed-restricted subdivisions, not scattered rural acreage. If a cleaning company tells you your Medulla well water is the reason you need them, they did not check.
But the water is genuinely hard
Lakeland Water Utilities, whose service area covers roughly 132 square miles well beyond the city limits, publishes 108 to 126 mg/L of hardness — about 6.3 to 7.4 grains per gallon. Polk County Utilities’ Southwest Regional system reports 132 ppm, about 7.7 grains. Neither one softens the water. That is what builds scale on your glass shower door.
Iron and sulfur are in the raw water
The Southwest Regional plant treats with cascade aeration and green sand filters — equipment installed specifically to strip hydrogen sulfide and iron out of Floridan aquifer water. On public water that is handled before it reaches you. On one of the minority of Medulla properties still on a private well, it is not, and it shows up as orange staining and a sulfur smell.
Oak pollen from February
Trees account for roughly 80% of Florida’s airborne pollen and the oaks release from February into May. It settles on sills, lanai screens and porch furniture and re-accumulates within a day of being wiped.
Lovebugs, spring and late summer
Two flights a year, swarming at porch-rail height. The residue permanently damages painted finishes if it is left several days — front doors, garage doors, outdoor furniture.
Sand and humidity
Sugar sand rides in on shoes and pet paws and is abrasive enough to dull a floor finish over time. Meanwhile the Florida Department of Health notes mold can establish anywhere water sits 24 hours, and that holding indoor humidity under 60% matters more than bleach does.

Is my water really that hard out here?
Yes, and it is measured. Depending on which system serves your street you are looking at roughly 6.3 to 7.7 grains per gallon, and neither Lakeland nor Polk County softens it. That is what leaves the film on your glass shower door and the white crust on faucet aerators. We use a descaler on those surfaces as routine, not as an extra.
I am on a private well. Is that different?
It is, though fewer Medulla homes are on wells than people assume — county-wide only about 8.4% of parcels. If you are one of them, your water arrives without the aeration and green sand filtering the county plant does, so iron and hydrogen sulfide come through untreated. That means orange staining and a sulfur smell in tubs, toilets and sinks. We treat those surfaces differently, and we will tell you honestly when the real answer is a filtration system rather than a cleaner.
