A Lakeland house is not one kind of house
A 1925 Craftsman bungalow off Lake Morton and a 2026 build in Ross Creek need almost nothing in common. Nearly 40% of Lakeland’s housing stock was built between 1970 and 1989 — homes now 35 to 55 years old — while the newest construction is barely 3% of the city. Where your house sits changes what it needs.
The historic core

South Lake Morton (557 contributing historic buildings), Dixieland (556), Beacon Hill, Lake Hunter Terrace, Biltmore-Cumberland. Original hardwood, plaster walls, deep porches, brick streets and tile laid long before modern sealers existed. These surfaces need the right product and a light hand — not the strongest thing on the shelf.
North and northwest

33810 is the most populated ZIP in the city, with about 52,000 people, and both are heavily owner-occupied with housing mostly from the 1980s and 1990s. This is also where most new construction is going — and a brand-new house sheds drywall dust for months after closing.
South Lakeland

The highest owner-occupancy in the city — 76% in 33813. Lakeland Highlands, Eaglebrooke, Christina (341 homes on wide oak-lined streets, laid out in 1972) and Carillon Lakes (650 homes built 2000–2006, every one with a screened lanai that collects everything Florida throws at it).

Housing largely from the 1960s and 1970s, with new construction going up near Lake Parker. Older kitchens and bathrooms with original fixtures, where mineral buildup has had decades to settle in.

What Central Florida does to a clean house
Most cleaning companies will not tell you any of this, because the honest version is less flattering than the sales pitch. Here is what we are actually working against in Lakeland.
Humidity
In July and August, an average of 30.8 out of 31 days in Lakeland rate as muggy or worse, and the muggy season runs about six and a half months. The EPA’s guidance is to keep indoor humidity below 60% and dry any wet material within 24 to 48 hours. That is why bathrooms, window tracks, sills and around A/C vents get attention every single visit, not just on deep cleans.
Pollen
The yellow dust on your lanai in March is mostly pine — highly visible, and UF/IFAS classifies it as low-allergenic. The pollen that actually bothers people is oak, from the 11 oak species in Florida, and it peaks February through May. Both settle on screens, sills, entryways and outdoor furniture, which is where we focus in spring.
Lovebugs
Two flights a year, April–May and August–September, and after years of decline they came back noticeably thicker in 2026. Here is the part that matters: fresh lovebug residue is close to neutral at about pH 6.5, and only turns acidic — around pH 4.25 — after roughly 24 hours. It is a question of timing, not scrubbing harder. Cleaned early, it comes off easily.
Hard water
The honest number. Lakeland’s treated city water measures 108 mg/L at the C. Wayne Combee plant and 126 mg/L at T.B. Williams — roughly 6 to 7 grains. That is moderately hard, not the extreme figure some companies quote, and it is easy to check on the city’s own website. It is still enough to spot glass, shower doors and fixtures, so we use descalers made for it. If you are on a private well outside city service, minerals and iron behave differently and we treat them differently.
Storm season
After Hurricane Milton in October 2024, the City of Lakeland estimated 200,000 to 250,000 cubic yards of vegetative debris to clear. Screened lanais, pool cages and porches take the brunt of that, and so do window tracks and entryways for weeks afterward.

Lakeland maintains more than 56,000 public trees across roughly 590 acres of canopy, with live oak and laurel oak among the dominant species. They are the reason this city looks the way it does — and the reason your porch never stays clean for long.

Yes, and it matters. Original hardwood, plaster, unsealed tile and painted woodwork from the 1920s and 1940s do not tolerate the same products as a 2026 build. We ask what your surfaces are before the first visit, we keep a written profile of what you want us to use and what you want us to avoid, and we never use anything on your exclusion list. If we are unsure about a surface, we ask you first rather than experimenting on it.
